Junior Real Estate Counsel The candidate supports Senior Real Estate Counsel by providing real estate legal team support and entails primarily, the reviewing, drafting and negotiating real estate leases, contracts, and other critical documents; reviewing and analyzing leases and contracts. The Junior Real Estate Counsel interacts with individuals at all levels of the business, Sprouts outside legal counsel, and interface directly with senior management of the Company regarding business objectives and risk analysis. Draft, review and negotiate real estate leases, amendments, contracts and other ancillary documents required to lease new store premises and in connection with other complex transactional real estate matters. Evaluates leasing strategies, weigh options, and negotiate business and legal terms within the business and risk parameters established by senior management of the Company. Performs assignments and projects as needed to facilitate and assist with the achievement of business objectives. Review and analyze business and legal issues and disputes, and negotiate acceptable solutions and compromises, involving internal departments, governmental agencies and other third parties. Investigate, research, and prepare responses to demand letters from individuals and opposing counsel. Conduct detailed research and analysis on complex business and legal issues that have significant impact to the business. Work with outside counsel who have been assigned responsibility to handle legal matters on behalf of the Company. Develop and execute departmental priorities, plan work for execution, and evaluate completed transactions. Maintain records and documentation of completed real estate transactions. Troubleshoot and correct operational bottlenecks in the contract/lease negotiation process. Cooperating and collaborating with other functional areas of the business such as construction; facilities management; lease administration; tax; finance; accounting; budgeting; insurance; procurement; safety and health; public relations, and legal and regulatory compliance. Provide litigation support including, but not limited to, collecting, organizing and producing documents in response to all types of discovery requests, drafting and/or revising written responses to discovery requests, managing litigation calendars and maintaining litigation files. Assist Senior Real Estate Counsel with policy drafting and revisions. Conduct legal and factual research as requested by in-house counsel. Interact effectively and efficiently with the Company s external counsel and any opposing parties as needed. Communicate and effectively partner with internal departments and senior leaders, and represent the team in a helpful and professional manner. Perform other duties as assigned by the Real Estate Counsel. The candidate should have J.D. from an ABA accredited law school. BBA/BA/BS degree required with exposure to laws and legal requirements applicable to contracts. In-house corporate real estate and/or large law firm experience required. Should have 5 years of experience as a real estate attorney. Must have good understanding of various legal processes. Should have ability to read, analyze and interpret general business periodicals, professional journals, technical procedures, some financial reports, legal documents or governmental regulations. Strong verbal and written communication skills are essential. In addition, the ability to effectively speak and present to large groups is required. Should have strong project management skills with the ability to create and implement efficient execution strategies and methodologies appropriate for a retail services environment. Proficiency in Microsoft Office, including Word, Excel, PPT and Outlook is required.
