Real Estate Attorney The candidate will be responsible for providing legal advice and services relating to key development projects throughout the District Detroit. Will assist with real estate development, construction and procurement transactions. Responsible for drafting, negotiating and interpreting real estate development, procurement and construction documents. Draft, negotiate, review and finalize transactional office, retail and residential real estate documents, including letters of intent, purchase agreements, leases, management and leasing agreements, and confidentiality agreements; architecture, engineering, and professional consulting agreements, construction contracts, service orders, vendor and supplier contracts, and purchase orders for fixtures, furniture and equipment; and general corporate documents, including organizational documents. Assist with the development, maintenance, and control of protocols, strategies and contract templates for real estate development, construction and procurement. Assist project management staff with the development of requests for proposals and evaluation of responses thereto. Assist in facilitating input from various constituents regarding variances from established standards. Assist in processing and tracking agreements. Assist with contract issue resolution. Conduct a broad range of real-estate related project due diligence, including reviewing title reports and obtaining title insurance policies and endorsements. Review, revise and negotiate tenant lease comments. Provide support to the project development team to secure necessary governmental and other stakeholder approvals for new projects. Represent the company in purchases and sales of commercial properties. Represent the company, as borrower, in financing transactions. Manage the use of outside counsel to effectively leverage expertise. Research unique legal issues impacting the organization by identifying applicable statutes, judicial decisions, and codes. Maintain knowledge and expertise in cutting edge real estate development, construction and procurement law concepts and practices. Must have Juris Doctorate degree from an accredited U.S. law school. License to practice law in the State of Michigan required. Should have 7+ years of strong commercial real estate experience is required; developer experience a plus. Must have substantial experience in drafting and negotiating construction contracts, professional services contracts, and procurement-related agreements. Should have substantial experience in drafting and negotiating commercial leases. Must have experience in closing purchases, sales and financing transactions relative to commercial properties. Litigation experience a plus. Deadline : 20-Dec-2019.
