Real Estate Legal Operations Counsel Responsibilities: Ensure compliance with Lease requirements for National Accounts and major store lease transactions regarding construction-related matters, including tracking contingencies, fulfilling notice requirements, and satisfying delivery conditions. Provide guidance and counsel on entitlement and permitting issues. Assist in resolving construction/delivery-related disputes. Assist in resolving construction-related lien disputes. Prepare, negotiate, and finalize corporate-level contracts and service agreements (e.g., utility bill pay, paving consultant, electric vehicle charging stations, etc.). Manage contractor disputes, including contract and/or lien litigation. Manage lien mitigation program. Manage the Company's Solar initiative. Review Power Purchase Agreements. Partner with Risk Management in managing disaster recovery responses. Assist Tenant Allowance Coordinator with disbursement authorizations. Manage condemnation proceedings. Manage Easements, ROWs, and similar matters. Manage tenant disputes/litigation for non-monetary / property management related defaults. Manage adjacent property owner relations, including REA enforcement and general real estate matters. Manage municipal relations, including resolving violations. Project risk analysis, including lease reviews for property improvements and large capital projects. Lease reviews for tax appeals.

Qualifications: Law Degree (Juris Doctor J.D.), State Bar Admission. 3+ years of experience in construction law, land use, and commercial real estate with a preferred focus on retail shopping centers. Construction and/or engineering background is a plus. Knowledge of general corporate law, contracts, leases, ability to work with a diverse number of internal clients and external stakeholders. Excellent negotiation skills and temperament to aggressively represent the interests of the Company. Ability to communicate effectively, in person, and via technology with staff, outside counsel, and third parties. Ability to work within a fast-paced entrepreneurial environment and handle a large volume of diverse legal work. Strong, independent, self-directed functioning and decision-making skills; ability to make tough decisions. Strong client service focus; an action-oriented, highly collaborative, business-oriented approach to helping all departments and Senior Management achieve their goals. Ability to handle highly sensitive and confidential information.
