Assistant Manager / Manager - Real Estate Duties: Provide, coordinate and manage all phases of acquisition services including legal, title, survey, geo-technical and environmental to accomplish real estate acquisition and development. Conduct relocation assistance activities. Negotiate with officials representing customers, clients and governmental agencies to achieve most beneficial terms and minimize costs on acquisitions (corporate government, lobbyists, brokers, environmental consultants, legal counsel). Attend and participate in public meetings. May manage and direct 3-15 field contractors at any given time. Assist senior management by monitoring and providing timely, accurate information with suggested solutions on politically sensitive matters as well as high value or other complicated real estate matters on proposed and actual site selections and acquisitions. Maintain close personal working relationships with and between all UP business units and more specifically the operating, engineering, law, industrial development and government affairs teams. Manage an acquisition budget for each acquisition project in coordination with the Operating, Engineering, Environmental or other departments. Research and interpret existing utility agreements. Coordinate relocation or protection of utilities through construction of projects.

Requirements: A Bachelor Degree in business, law, or related field. A Bachelor of Law Degree Preferred. A Masters of Business Administration degree a plus. 3 year(s) experience / knowledge in Engineering. Clearance requirements, print interpretation, legal descriptions and surveys (all with proficiencies at map interpretation, track clearances, legal descriptions). 1 year(s) experience / knowledge in Finance knowledge of budget preparation, including analysis, variation reporting and impact on corporate profits. 1 year(s) experience / knowledge in Human Resources knowledge of employee management, motivation, leadership development, problem solving and team management. 2 year(s) experience / knowledge of the following laws Environmental Law including problem identification, investigation and remediation techniques. 3 year(s) experience / knowledge of the following legal areas ; contract, real estate/title, environmental, local, state and federal regulations (all with proficiencies at contract/deed title opinion reviews and regulatory requirements). 3 year(s) experience / knowledge in a management / professional position with expertise in diplomatic negotiations with customers/clients to achieve desired results. 3 year(s) experience / knowledge in the Operating Department operating procedures and policies, safety rules and local, state and federal regulations. 3 year(s) experience / knowledge in Operating Practices ; safety rules, local, state and federal regulations (all with extensive knowledge to ensure compliance with operating policies, practices, and procedures). 3 year(s) experience / knowledge in project management with an emphasis on railroad facility site selection. 3 year(s) experience / knowledge in Real Estate. Negotiations, Appraisal/Valuation, Preliminary Environmental Assessment, Industrial Development, Marketing and Property management (all with extensive knowledge in up policy, operating practices/procedures and real estate with emphasis on negotiations, problem solving, management and marketing skills). 2 year(s) experience / knowledge in Safety . Assessment/auditing, Clean up, and monitoring (all with knowledge of problem identification techniques). 1 year(s) experience / knowledge in tax involuntary conversions, donations and investment.
