Director, Expansion & Real Estate Responsibilities: Direct, manage and execute all Niagara real estate activities domestically and internationally. Taking land development from concept to reality. Manage project budget from site selection through financing for construction, scope, schedule and design/build process. Manage and cultivate broker relationships in select geographic markets. Travel to new markets and serve as point of contact with partner agencies, community organizations, political officials, utilities and stakeholders. Work with communities and outside resources to help secure government incentives in order to economically purchase the land. Lead the entitlement process by garnering municipal project support and organizing incentive efforts with consultants. Work with selected development consultants and vendors to coordinate due diligence on sites. Manage the status and timeline of all tasks and deadlines for each of our projects including zoning and economic development meetings. Act as liaison with tax, legal, environmental and other support functions. Oversee corporate real estate portfolio, including corporate headquarters, manufacturing plants and off-site warehouses. Manage all elements of property acquisition, including real estate due diligence analysis, guidance on alternatives, RFPs and lease negotiations, as well as purchase and sale contract terms. Manage strategic planning, purchase and sales contracts, lease negotiations, financial analysis and corporate approvals of our real estate investments.

Qualifications: Bachelor's degree in engineering, construction, real estate, economic development or related business field. J.D. / Master's degree in Business Administration, Real Estate Development, or related field preferred. 7-10 years of Experience in Field or 3-5 years of Experience in Position or 3-5 years of experience in supervising employees. 10-15 years of experience in field or in position or 7-10 years of experience in Supervising Employees preferred. 5-7 years in commercial real estate with development experience, including knowledge of construction and stakeholder coordination, valuation, and commercial real estate management principles. Prior site selection, land negotiation and incentive negotiation experience. Highly energetic and organized with a keen sense of moving things forward to positive end results. Excel in a high-impact position within a fast-paced, deadline-driven environment. Proven ability to build strong relationships with design and engineering teams to deliver key objectives. Possess an in depth experience in project accountability from site selection through the entitlement process, as well as managing internal stakeholder relationships. Strong understanding of general real estate and real estate documentation. Excellent verbal and written communication skills. Extremely organized with excellent multi-tasking and time-management skills.
